The cost of rented one-room apartments reached 35 thousand rubles (+6.9% per month), two-room apartments – 45 thousand rubles (+3.6% per month), three-room apartments – 61 thousand rubles (+3.1% per month).
As in August, Krasnoyarsk became the leader in price growth for long-term rentals of all types of apartments (+17.8% per month, up to 27 thousand rubles on average). Samara was in second place (+15.8%, up to 39 thousand rubles), and Yekaterinburg was in third (+13.1%, up to 41 thousand rubles).
The only city where the median rental price decreased was Omsk (-0.8%, to 25 thousand rubles). In Novosibirsk, the cost of rental housing did not change and remained at 40 thousand rubles.
“Despite the continued activity of tenants and the ongoing growth of median rental prices, the supply of rental apartments is starting to be replenished. Such growth may be due to the transition of owners who have temporarily postponed the sale of real estate due to low demand for the secondary market to the long-term rental market. At the same time, among such “transitional” apartments there are not only lots from the old housing stock, but also apartments in modern projects, which also has a positive effect on the growth of median rates in the city,” noted the head of the service Roman Zhukov .
But demand in the rental market still exceeds supply, the expert concluded.
