At the beginning of autumn, the median price per square metre in new buildings fell to 166 thousand roubles, which is 0.2% less than in August. This was reported by the Life publication , citing the opinion of market experts.
The largest price drops were recorded in Voronezh (-2.3%), Nizhny Novgorod (-1.9%) and Moscow (-1.5%).
In Moscow, the most affordable new buildings are located in the areas of Perovo (280 thousand rubles per sq. m), Yuzhnoye Butovo (286 thousand rubles per sq. m.) and Troparevo-Nikulino (292 thousand rubles per sq. m.). In New Moscow, the leading settlements are Marushkinskoye (220 thousand rubles per sq. m), Ryazanovskoye (230 thousand rubles per sq. m) and Filimonkovskoye (238 thousand rubles per sq. m).
Despite the general downward trend, some segments are seeing price growth. Thus, in old Moscow, the average weighted asking price for the quarter grew by 8.1% and reached 613 thousand rubles per square meter. The elite segment showed the greatest growth (+14.8%).
“Prices for new buildings will not be raised. Developers do not have the opportunity to give mass discounts – marginality is falling due to the growth of prices for building materials and work. In the comfort and business class segments, price reduction is impossible, otherwise the projects will become unprofitable. In the premium and elite classes, there is no need to reduce prices, since buyers are less sensitive to market changes,” said Denis Bobkov, head of the marketing and analytics department at ASTERUS .
