In Moscow, 3,675 apartments in 23 skyscrapers at various stages of construction are for sale. This is 7% of the total number of lots in “old” Moscow, according to a study by VSN Group analysts (available to Gazeta.Ru).

The majority of high-rise projects belong to the “business” segment – ​​12 residential complexes, “business+” accounts for four complexes, the comfort class includes three skyscrapers, and only one is in the premium segment.

Experts noted a significant increase in the price of apartments in skyscrapers over three years – thus, in 2022 the indicator was at the level of 415.5 thousand rubles per sq. m, in 2023 it increased by 3%, to 426.8 thousand rubles/sq. m, and by 2024 the increase reached 17%, to 498.9 thousand rubles/sq. m.

“The number of skyscrapers in Moscow will continue to gradually increase, which is due to the abolition of such an indicator in the city as the maximum height of buildings. Developers with experience in building high-rise projects will actively use this opportunity. However, it is important to note that not all developers have such capacities, and after exceeding the 150 m mark, the cost of construction increases significantly,” noted VSN Group CEO Yana Glazunova.

According to her, this is due to additional technical floors and requirements for the fire safety system.
