The average full price of one-room apartments in new buildings increased in seven Russian cities with a population of over one million in August. Ufa became the leader in terms of the rate of price increase (+2.6%, up to 5 million rubles). Ufa also became the leader in terms of the rate of price growth for two-room and three-room apartments. Such statistics were provided to Gazeta.Ru by the press service of Yandex Real Estate.
They explained that the trend is related to a decrease in the number of cheap lots for sale in the city. Prices also increased in Krasnoyarsk (+1.1%, to 5.3 million rubles), Perm (+0.9%, to 4.6 million rubles), Kazan (+0.7%, to 9.3 million rubles) and Volgograd (+0.6%, to 5.6 million rubles).
Two-room apartments in Ufa increased in price by 6.2%, to 7.2 million rubles. The price growth was accompanied by a slight decrease in supply volumes. In St. Petersburg, two-room apartments increased in price by 3.8%, the average full price was 18.1 million rubles. Moscow was in third place in terms of price growth rates (+2.6%, to 20 million rubles).
Three-room apartments in Ufa have gone up in price by 5.4% (to 9.4 million rubles on average). The company explained this by the relatively small number of three-room apartments, as well as the washing out of the cheapest apartments. In Perm, three-room apartments have gone up in price by 1.8% (to 8.2 million rubles), and in Voronezh — by 0.9% (to 8.6 million rubles).
Studios have increased in price the most in Voronezh (+5.4%, to 4.7 million rubles). The increase in average cost is due to an increase in supply over the month and the commissioning of more expensive options for primary housing. Studios have also gone up in price in Ufa (+5.2%, to 3.8 million rubles), which is due to an increase in the number of offers in the high-budget segment. Novosibirsk continues the rating , where studios have gone up in price by 3.3% over the month, to 5.3 million rubles. The cost increased slightly in Yekaterinburg (+0.9%, to 4.4 million rubles) and Perm (+0.9%, to 3.6 million rubles).
